Unconsented Work to COA Owner's Redeemer

DESCRIPTION & RESPONSIBILITY

A Certificate of Acceptance (COA) may be applied if building work was constructed without building consent on and after 1 July 1992. The COA provides limited assurance that the Council has inspected the unconsented building works, or those undertaken urgently, and is satisfied, to the best of its knowledge and on reasonable grounds, that the building work complies with the New Zealand Building Regulations 1992 (Building Code). However, it may only be issued on a limited or qualified basis if the Council cannot correctly determine that the works comply with the Building Code due to not having had the opportunity to assess and approve an application for building consent or inspect the work during construction

1) Review the property file and provide advice on the necessary steps to obtain COA
2) Identify any Building works carried out without a BC, and determine if they were required to have one when constructed
3) Create CAD drawings of the Building works to be included in the COA application
4) Research and understand the relevant Resource Management Act (RMA) requirements for the Building works
5) Obtain a COA report from a Producer Statement author
6) Attend a Pre-Application Meeting with the local Building Authority
7) Collect all necessary Compliance documentation
8) Apply for COA
9) BCA inspections
10) Provide any requested information for Requests for Further Information (RFI)
11) Obtain COA
